Building a house is inherently a manufacturing process.

Like any technological process, construction has a strictly predetermined sequence of stages that must not be violated under any circumstances. There are four such key stages in the construction. At the very beginning, it is necessary to resolve a number of issues related to land use and land tenure, then – issues of project approval, then the main stage of the construction itself begins, and the final stage is the procedure for putting the house into operation. Each stage has its own predefined sequence of actions. In general, the algorithm of the construction process for all types and scales of objects is the same. It assumes a strictly defined specificity and sequence of each step.

The first stage of the lengthy construction process consists of resolving land issues. At the very beginning, it is necessary to select a site for construction and, without fail, check its intended purpose. The acquired land should be intended for construction work, not for a garage, cellar or cottage, but for a residential building. Only after documentary confirmation of the intended purpose of land in the Land Resources Administration or local executive authorities (city council, village council) can one proceed to conclude a sale and purchase transaction. After purchasing a plot, you receive an official document confirming the right of ownership – a deed of ownership of the land.

The second stage of construction is the development and approval of the project of the house. You can buy a ready-made project or order a purely individual one. At this stage, you must involve an experienced architect who has the appropriate license to develop the project.

The third, the longest and most labor-intensive, stage is the actual construction work. At this stage, the main role is given to the foreman and contractor. The foreman is one of the key persons at construction sites. The foreman organizes and controls all stages of construction, he is in direct contact with the customer. Take full responsibility for the selection of a candidate for the position of foreman, as the quality and reliability of your home, the intended use of your funds will depend on his competence, professionalism and decency. Ask about his previous properties, ask for references, and if possible, visit his former employers. It is recommended that future homeowners at the construction stage, together with the foreman, develop a calendar plan of work, indicating specific deadlines. This “internal” document will allow you to regulate and control the time frame of each stage of construction, as well as to fully understand how much and where your funds are spent. The main steps during the construction phase will be the connection to the house and the connection of external communications (electricity, gas, water, sewerage), the construction of the foundation and walls, the arrangement of the roof, the implementation of engineering equipment, as well as interior and exterior decoration.

The fourth final stage is the procedure for putting the house directly into operation. After the completion of the construction of the house, summing up and connecting communications, you must apply to the local executive authorities (city council, village council) with a request to put the house into operation. This decision is made by a special state commission. Members of the commission inspect the building and, in case of its full compliance with the project, sign the appropriate certificate of its acceptance. After that, you can arrange a house in the BTI, register it, ennoble the local area and invite friends and relatives to a housewarming party.
